Starting from April 2027, new regulatory requirements will come into force in England and Wales concerning contracts controlling land affecting registered land parcels. According to the new requirements, such contracts will have to be submitted in digital format directly to HM Land Registry — the government body responsible for registering land ownership in the country. Contracts controlling land are typically used by parties to establish rights and obligations regarding the use or disposition of a land parcel without direct transfer of ownership. Previously, submission of such documents could be carried out in paper form, which created additional administrative costs and slowed down information processing. The transition to digital document submission is intended to simplify interaction between transaction parties and the regulatory body, improve the accuracy of registry data, and reduce application processing times. The change is also expected to increase transparency of land transactions and facilitate access to current information about the legal status of parcels for interested parties. For lawyers, developers, and companies working with real estate, the change means the need to adapt internal document management processes to new digital standards in advance before the new rules come into force.
